A modern infill on a historic block — built to the rhythm of the street.

The site sits on a Lawrenceville parcel where the existing structure had reached the end of its useful life. We worked through demolition and rebuild as a single sequence rather than treating them as separate projects, which kept the schedule tight and the homeowner’s carrying costs predictable.

The new home is 3,388 sq ft with 4 bedrooms and 5 bathrooms. We respected the setback and silhouette of the surrounding houses but pushed the envelope on the elevation — modern cladding, large operable windows where the original would have had punched openings, and an open floor plate that runs front to back without a single load-bearing seam in the way.

Inside is everything you can’t get out of an aging shell — proper insulation, a quartz-island kitchen at the center of the home, light from multiple sides on every floor, and bathrooms with tiled walk-in showers. The mechanical systems are sized for the actual square footage rather than retrofitted into a smaller space.

We talked to other builders before settling on Incline. They were the only ones who walked the Lawrenceville block twice before quoting — and the only ones whose final invoice matched the contract.

How the project moved from site walk to keys.

Site & feasibility

Existing-structure assessment, soil testing, and zoning research on a tight Lawrenceville parcel. Confirmed the rebuild was feasible at full setback before any architectural work started.

Design & permits

Architect-led schematic with weekly client reviews. We negotiated facade material, fenestration, and rear-yard grading against both the homeowner brief and the neighborhood’s historic rhythm.

Demo & foundation

Selective demolition of the existing structure, foundation pour on the existing footprint, and underpinning of any shared rowhouse walls.

Framing through dry-in & finishes

Framing, MEP rough-in, and dry-in. Modern exterior cladding, hardwood floors throughout, custom cabinetry, and the rooftop deck framing where applicable.
05

Final inspections & handover

Punch list, certificate of occupancy, and a clean handover to the homeowners.
