Most Pittsburgh office leases include a tenant improvement (TI) allowance — a dollar figure the landlord contributes toward your build-out. Office build-outs are priced per square foot, installed. A light refresh of an existing suite is far cheaper than a full Class A fit-out of a cold shell. The number moves with finish level, the amount of glass and millwork, HVAC and electrical scope, and how much of it the landlord’s TI allowance covers. We quote a fixed price after a walkthrough of your space and a read of the lease.

What is a tenant improvement (TI) allowance and how does it work?

We read the work letter, separate landlord-provided work from tenant work, build the budget to match, and handle the documentation the landlord needs to release the allowance. Anything beyond the allowance is your out-of-pocket — and we make sure you know that number before construction starts.

How long does an office build-out take?

A refresh of an existing suite is often 3–6 weeks. A standard fit-out runs 8–14 weeks from permit issue to occupancy. A full Class A build from a cold shell can run 14–24 weeks. Glass fronts, custom millwork, and HVAC equipment are the long-lead items, so we order them first and build the schedule backward from your move-in date.

Do you coordinate with our building’s property manager?

Yes — that coordination is a core part of the job. We handle property-manager submittals, certificates of insurance, after-hours access, freight-elevator scheduling, and noise and dust protocols so the building management stays satisfied and the other tenants are not disrupted. You stay focused on your business.

Can you do the work after hours so we keep operating?

For refreshes and renovations of an occupied office, yes. We phase the work and run the disruptive trades (demo, core drilling, major MEP) after hours or over weekends so your team keeps working through the renovation. We will lay out the phasing plan up front so you know exactly which areas are offline and when.

Do you handle the permits for commercial work?

Yes. We pull the City of Pittsburgh PLI commercial building permit (or the relevant municipality’s), coordinate fire-marshal and ADA review, schedule inspections, and secure the certificate of occupancy.
