A general contractor plans, permits, and manages your entire project — scheduling and supervising every trade (framing, electrical, plumbing, HVAC, finishes), pulling permits, handling inspections, and standing behind the finished work. You get one contract, one schedule, and one point of accountability instead of coordinating separate subcontractors yourself.

How much does a general contractor cost in Pittsburgh?

General contractor fees in Pittsburgh typically run 10–20% of total project cost on residential work — built into the fixed-price contract, not billed separately. On commercial work, GC fees may be priced as a percentage, a fixed fee, or a guaranteed maximum price (GMP) depending on engagement model. What’s the difference between hiring a general contractor and hiring trades separately?

Hiring a GC means one contract, one schedule, one warranty, one accountable party. Hiring trades separately means you become the GC by default — coordinating schedules, sequencing work, managing inspections, and absorbing the gaps when one trade’s delay holds up another. For projects with two or more trades, a GC almost always pays for itself in schedule certainty, fewer change orders, and lower stress.
